Stress Overload

I knew selling and buying a house was going to be stressful, but man, I am ready for the next month to fly by and be over with! 

The purchasing of our new home so far is easy, it’s the selling process of ours is which is very stressful.  The buyers of our house are doing an FHA loan so there are a tad bit more regulations and requirements that go into this.  We agreed to make up to a certain amount of FHA required repairs.  We have no problem doing this.  The issue is finding out what those FHA required repairs are.  They completed a home inspection and came back with their list of demands, but did not come back with what are FHA required.  No one can tell us this. Then after talking to several co-workers (gotta love working for a company in the real estate business) they all were surprised the appraisal had not been completed yet.  Since we are new to selling our home and do not know much about the FHA process we are depending on our realtor to know the details.  Not so much.  I knew I was right in that the FHA “inspection” was the appraisal process not a separate “inspection” but she was telling Brian that they would do that during the final walk through.  This all came up when we started to ask her when the appraisal was going to be done and we wanted to wait until then so we know for sure what we needed to repair.  She didn’t want to wait.  After putting our foot down, she is to find out when the appraisal is being done and we are going to wait until then to make any repairs.  We have been telling her that we have no problem doing the allotted amount we agreed to, but want to make sure it is spent in the right place and not just things the buyers want done. 

The buyers are first time buyers and their agent is defiantly better than ours.  Their agent is trying to get every penny she can out of us while we feel ours is just wanting us to go along with whatever she says so she can get her commission in the end no matter what it is cost to us.  We would be more “friendly” and open to the buyers demands if they were not already taking us for full closing cost and our fridge.  Sorry but I have given you all I am going to. If I do not have to make repairs on the house, I’m not going to.  End of story. 

With all this being said, now that our agent knows we are not going to let anything by us, she is on her game and back tracking to make things right.  I hope she realizes that if the sale of our house does not go through she loses to sales; the sale of ours and the purchase of our new one (the one we are buying is not listed with her but with the agency she works for). 

I pray this all works out in the end, but man I hope to not sell again anytime in the near future.  I haven’t started packing yet due to I am waiting on the inspection of the house we are buying to make sure there is nothing huge wrong with it before we buy.  Hopefully this weekend will be a weekend full of packing!
